Seller concessions are common, even where homes still move fast
Here is the one thing that changes what you should do right now. MikeSellsNJ reported on September 24, 2026 that 35.4% of Cumberland County homes sold this summer came with a seller concession. That means buyers are asking for help, and sellers are saying yes, even in a market where some homes still move fast.
MikeSellsNJ also reported that the typical concession across South Jersey was $5,500. That is real money. It can cover closing costs, a rate buydown, or repairs. If you are buying, it is worth asking. If you are selling, knowing this number helps you plan.
These numbers are from the three months ending July 31, 2026. Keep that in mind as you read. They are not from today, but they are the freshest counts we have for this market.
The tightest part of Cumberland County: ZIP 08361
Not every corner of Cumberland County looks the same. The Real Estate Data Aggregator counted 54 homes sold in ZIP 08361 in the three months ending July 31, 2026. Supply sat at just 2.8 months. Half of all homes sold above list price. That is a tight market.
One honest note: the Real Estate Data Aggregator shows the median sale price in 08361 fell 12.2% from a year before, down to $347,000. More homes sold above list, but the middle price dipped. Pricing well still matters, even in a tight ZIP code.
The busiest ZIP codes side by side
ZIP 08332 had the most sales of any ZIP code the Real Estate Data Aggregator tracked. It counted 134 homes sold there in the three months ending July 31, 2026. The median sale price rose 5.5% to $269,500. Homes took a median of 43 days to sell, 8 days longer than a year before. Supply crept up a little too, to 3.5 months.

ZIP 08360 had a median sale price of $307,000, up 3.2% from a year before. The Real Estate Data Aggregator counted 78 homes sold there. Homes sold in a median of 36 days, 6 days faster than a year before. Nearly 44% sold above list price, up 9.1 points.
Where it is slower
Some ZIP codes tell a different story. In 08302, the Real Estate Data Aggregator counted 78 homes sold, but homes for sale jumped 41.3% from a year before, to 106. The median sale price fell 7.9% to $262,500. Days on market stretched to 44, which is 13 days longer than a year before. Supply rose to 4.2 months.
In 08302, the share of homes that went under contract within two weeks fell 11.3 points from a year before, to 24.2%. Not every home sold fast here. Sellers in this ZIP code need to price carefully and present well.
ZIP 08349 had its own shift. The Real Estate Data Aggregator counted 12 homes sold there. The median sale price dipped slightly, down 0.7% to $167,500. But homes sold much faster, 31 days shorter than a year before. Pending sales jumped 80%. Supply fell to 4.1 months. That is a market finding its footing.
Supply across Cumberland County
ZIP 08345 had 11.2 months of supply, the Real Estate Data Aggregator found. That is a lot. Only 3 homes sold there in the period. ZIP 08324 had 6.1 months. ZIP 08321 had 5.1 months. These are quieter corners of the county, and sellers there face more competition.
What the wider picture shows
The Federal Housing Finance Agency reported on August 25, 2026 that U.S. house prices rose 2.1% year over year between the second quarter of 2025 and the second quarter of 2026. Quarter over quarter, prices rose 0.3%. Nationally, prices are still moving up, just slowly.
MikeSellsNJ reported on September 14, 2026 that South Jersey saw 10,575 homes sell between January and August of this year across five counties. Another 5,744 are expected to sell before year-end. The market is still moving.
Realtor.com reported on September 2, 2026 that median list prices fell 1.3% year over year in August 2026. Nationally, sellers are adjusting their ask. That fits with what we see locally: concessions are common, and pricing right matters more than ever.
